Checklist of Documents Required for Home Loan

Documents Required to Apply for a Housing Loan:

  1. Completed Application Form
  2. Passport-size Photographs
  3. Proof of Identification (Any one of the following):
    • PAN Card
    • Passport
    • Aadhaar Card
    • Voter’s ID Card
    • Driving License

Additional Documents for Address Proof:

  1. Bank Passbook
  2. Voter’s ID
  3. Ration Card
  4. Passport
  5. Utility Bills (e.g., Telephone Bill, Electricity Bill, Water Bill, Gas Bill)
  6. LIC Policy Receipt
  7. Letter from a recognized public authority verifying the customer’s address

For Salaried Individuals:

  • Form 16 Certified Letter from Employer
  • Payslips for the last 2 months
  • Increment or Promotion Letter
  • Income Tax Returns (ITR) for the past 3 years
  • Investment Proofs (e.g., Fixed Deposits, Shares, etc.)
  • Passport-size photographs

For Self-Employed Individuals:

  • Income Tax Returns (ITR) for the past 3 years
  • Balance Sheet and Profit & Loss Account Statement (attested by a Chartered Accountant)
  • Business License (or equivalent document)
  • Professional Practice License (For Doctors, Consultants, etc.)
  • Registration Certificate of Establishment (For Shops, Factories & Other Establishments)
  • Proof of Business Address

Fees:

  • File Charges: ₹3720.00/- (Security Amount)
    • ₹3000/- of the security amount will be refunded with the loan amount.
  • Documentary Fees: ₹720/- (Non-Refundable)
  • Male Candidate Interest Rate :- 6.25 Flat Per Annum
    Female Candidate Interest Rate :- 2.25 Flat Per Annum

Documents Required for Housing Loan:

  1. NOC from Society/Builder – No Objection Certificate from the society or builder.
  2. Cost Estimate – A detailed estimate of the construction cost of the house.
  3. Registered Sale Deed, Allotment Letter, or Stamped Agreement of Sale – Original document for the property purchase or allotment.
  4. Occupancy Certificate – For ready-to-move-in properties.
  5. Property Tax Receipts, Maintenance Bills, and Electricity Bills – Proof of payments made for the property.
  6. Receipts for Advance Payments – Original receipts for any advance payments made towards the purchase.
  7. Approved Building Plan – A copy of the approved building plan (key plan/floor plan in case of flat purchase).
  8. Land Tax Paid Receipt and Possession Certificate – Original receipts and possession certificate from the revenue authority.
  9. Payment Receipts/Bank Statements – Showing payments made to the builder or seller.
